1. Introduction

Welcome to Highline Management. These Terms and Conditions (“Terms”) govern your use of our services for short-term rental (STR) management and property services (“Services”). By accessing or using our Services, you agree to be bound by these Terms. If you do not agree, please do not use our Services.

Highline Management is a Denver-based company providing full-service STR leadership, including listing creation, guest communication, cleaning, maintenance, and seasonal care to keep your property profitable and stress-free. We proudly serve the Denver Metro area, Boulder, Golden, and nearby mountain towns.

2. Services Provided

We offer comprehensive STR management and property services, including but not limited to:

  • Guest-ready cleanings and turnover services
  • Listing optimization and creation on platforms like Airbnb and VRBO
  • Guest communication and booking management
  • Maintenance, repairs, and seasonal property care
  • Lawn care and exterior upkeep
  • Revenue optimization and performance reporting

All services are customized to meet your property’s needs. Detailed service agreements will be provided upon request.

3. Eligibility

To use our Services, you must be at least 18 years old and legally authorized to enter into contracts. You represent that you own or have legal authority over the property for which you are seeking management services.

4. User Responsibilities

As a client, you agree to:

  • Provide accurate and complete information about your property and preferences
  • Ensure the property complies with all local laws, regulations, and STR permitting requirements in Denver Metro, Boulder, Golden, or other serviced areas
  • Grant us reasonable access to the property for services, including keys, entry codes, and security information
  • Notify us promptly of any property issues or changes in availability
  • Pay all fees associated with the Services in a timely manner

You are responsible for the security and condition of your property. We are not liable for any loss, damage, or theft occurring on the premises unless directly caused by our negligence.

5. Fees and Payment

Our fees are outlined in your service agreement and may include:

  • Management fees (percentage of booking revenue or flat rate)
  • Cleaning and maintenance charges
  • One-time setup fees for listing creation

Payments are processed via [payment method, e.g., Stripe, bank transfer]. All fees are non-refundable except as specified in these Terms. Late payments may incur a 1.5% monthly interest charge.

6. Cancellation Policy

You may cancel scheduled services with 48 hours’ notice without penalty. Cancellations within 24 hours may incur a 50% fee. Full management contracts require 30 days’ written notice for termination.

We reserve the right to cancel services due to unsafe property conditions, non-payment, or violation of these Terms, with appropriate notice.

7. Liability and Indemnification

To the fullest extent permitted by law, Highline Management shall not be liable for any indirect, incidental, or consequential damages arising from our Services. Our total liability shall not exceed the fees paid by you in the preceding 12 months.

You agree to indemnify and hold harmless Highline Management, its employees, and agents from any claims, damages, or expenses arising from your use of the Services, including guest-related incidents or property damage not caused by our gross negligence.

8. Insurance

Clients are required to maintain adequate property insurance and STR-specific coverage. We carry general liability insurance for our operations but recommend you verify coverage for your specific needs.

9. Privacy and Data Protection

We respect your privacy and collect only necessary information for providing Services. Please review our Privacy Policy for details on how we handle personal data, guest information, and booking details in compliance with applicable laws.

10. Intellectual Property

All listing content, photographs, and marketing materials created by us remain our property but may be used by you for your STR listings. You grant us a license to use property images for promotional purposes.

11. Governing Law

These Terms are governed by the laws of the State of Colorado, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Denver County, Colorado.

12. Changes to Terms

We may update these Terms at any time. Continued use of our Services after changes constitutes acceptance. We will notify you of material changes via email or on our website.
